Long-term: (1-3 years)
Lunar seeks investment partners with the ability to place up to Ten Million Dollars ($10,000,000.00) in a to-be formed special purpose entity (SPE) managed by Lunar, for the purpose of: purchasing large pools of residential mortgage notes and securities from approved regulated banking institutions, servicing platforms, and other intermediaries; managing the rehabilitation process; and presiding over the marketing and sale of each individual residence in the pool.
Short-term: (6-18 months)
Lunar often seeks investment partners with the ability to commit up to Five Hundred Thousand Dollars ($500,000.00) to a joint venture arrangement whereby, on a one-off basis, an individual investor can participate with Lunar, pari-passu, sharing equally in all returns and costs associated with the purchase, rehabilitation, and administrative fees for note purchase transactions that would include 1-5 single family residences.
Lunar will be responsible for every aspect of investment management, including: initial acquisition due diligence; valuation analysis; pro-forma return analysis; site inspection; purchase negotiations; construction management; marketing & sales; and portfolio monitoring and reporting.
